Estate Agent selection

Choosing a reputable agent to represent you in both searching and purchasing a property in Tenerife is very important.

You should opt for an agent who is a member of a professional association, members of which have professional indemnity insurance. We are an affiliated member of the Spanish Professional Association of Estate Agents (Asociación Profesional de Expertos Inmobiliarios de España).

The governing body was founded in 1990 by a group of professionals engaged in the real estate business in order to create a reliable association that could safeguard the interests of their business sector. The association groups together professionals and business owners in the estate agent field, and it is located throughout all of the national territory. It’s a non-profit association, duly registered in the Ministry of Labour with association number 4507. There are currently more than 1200 members distributed throughout the entire Spanish territory, of which we are one.

If you pay a deposit for your property to an agent, you should ensure that it is deposited in a separate bonded account - sometimes known as a client's account. There are a number of unlicensed, amateur agents operating in Spain and the Canary Islands, especially in resort areas, who should be avoided.

Agents such as ourselves are regulated by law and must be professionally qualified and licensed. Ask to see an agent's registration number and get someone to check if you aren't satisfied.

Location, Location, Location

Before you visit an agent it's a good idea to do some research and decide where you would like to live, what type of house or apartment you would prefer and more importantly how much you can afford.

Obtain information and photographs of as many properties as possible in your chosen area and make a list of those you would like to view with the agent.

Tenerife Property Sales will happily put together a selection of property for you to view. It is important to see sufficient properties with an agent to form an accurate judgment regarding price and quality, but don't see too many properties all in one day, as it’s very draining and you’ll become confused as to what you liked and didn’t like. It's a good idea to write down both good and bad points and take lots of photos of the properties you like, so that you're able to compare them later at your leisure over a chilled glass of Canarian wine and tapas!
